Criteria
Before CRIC Capital issues a commitment letter, we evaluate all of the important variables, including credit, asset type and property location. Our substantial pre-commitment underwriting ensures you a high level of comfort that CRIC Capital will close the transaction on the same terms that we offer in our commitment letter.

Capital and Approval Process
CRIC Capital has the capital to close the transaction. We are not dependent on third party debt financing, and our ability to fund 100% equity and close the deal without any financing contingency distinguishes us from other net lease investors. We only issue commitment letters for transactions that already have our investment committee’s preliminary approval, and our open access to capital provides for a quick and easy closing.

Organized Due Diligence
Along with our commitment letter, we will provide you with a list of due diligence requirements, so you know up front what the closing will entail. You will receive a detailed closing agenda followed by a kick-off closing meeting, so you can meet all of the people who will be involved in the closing process. At your request, CRIC Capital is also happy to recommend third party report providers, including title insurance companies, surveyors, environmental reporters and appraisers, all of whom have a proven track record of professional, efficient and cost-effective services.

Single Properties, To-be-Builts, or Portfolios
We specialize in acquiring single tenant, existing and to-be-built assets and portfolios. We are clear in our focus. Our knowledge and experience in closing transactions involving various types of assets and portfolios assures you that the transaction will close without unnecessary delays, regardless of the number of properties.

Timeframe
